DRAUGHT INVESTIGATION FINDS FIRE RISK IN SHARED OWNERSHIP BUILDING

Chapel Court is a residential apartment building located on Crown Drive in Romford, Essex. We were instructed to investigate draughts coming through electrical power points in a ground floor flat and ended up finding a fire risk.

The flat was adjacent to a large air handling unit/mechanical services intake room. Following inspection and delivering an initial report, the cavity walls were opened up and it was found that fire stopping and sealing within the cavities was poorly and inadequately fitted.

Recommendations for remedial work were passed on to the client. Consequently, in addition to reinstating fire stopping, cavity closures around openings were installed. The draughts were eradicated, and the structure met fire safety regulations after remedial work due to finding a fire risk.

The building was built in 2010 and comprises 41 one and two-bedroom apartments spread across three floors. A number of amenities are available to residents, including secure entry systems, landscaped communal gardens, and allocated parking spaces.

The location of Chapel Court is also convenient for local amenities, with Romford town centre just a short distance away. Romford offers a wide range of shops, restaurants, and other amenities, as well as excellent transport links to central London and other parts of the UK.
