Mayfair, London

Listed Building Consents 

We are proud to have contributed to the ongoing care of a Grade I listed former church in Mayfair, currently a vibrant food and cultural destination in the heart of London. Murray Birrell undertook a listed building consent for various external repairs and redecoration, helping preserve the architectural integrity of this 1820s Greek Revival landmark.

Weymouth Street – London

Contract Administration 

We carried out comprehensive external repairs and enhancements at Weymouth Street, located in the prestigious Harley Street Conservation Area. The project included refurbishment of the roof, precise Doff stone cleaning, restoration of timber and masonry elements, replacement of the rear roof lantern and redecoration of all painted surfaces.

Belgravia & Mayfair, London 

Planning Applications & Listed Building Consents 

We managed various planning applications and projects involving listed buildings, encompassing a range of works. These efforts focused on enhancing the energy performance of properties through measures such as installation of external air source heat pumps, internal insulation for listed buildings and secondary glazing systems.

Notting Hill, London

Building Defects

Defect reporting is crucial in construction for identifying and resolving issues, from minor flaws to major structural problems, ensuring quality and safety. Our services help manage defects, as seen in this Notting Hill project where we addressed roofing defects causing water ingress. This work restored the building’s integrity and prevented further damage.

Belgravia – Central London

Licence For Alterations

This project in Belgravia included overseeing a Grade II listed building and transitioned to the role of Landlord’s Surveyor following a change in ownership. Additionally, we created a customised Tenant Alterations and Home Improvement Guide, providing advisory services for informal pre-application assessments of proposed tenant modifications.

Licence For Alterations

For over 25 years, Murray Birrell has successfully administered more than 4,000 Licence for Alterations for Landed Estates. Our extensive experience ensures compliance with Lease documentation and Landlord Management Schemes, protecting Freeholders’ interests while maintaining strong relationships with key stakeholders.

Wayleave Administration

Murray Birrell’s Licence for Alterations team excels in assessing practical cabling routes for integrating properties into the information superhighway. We assist Landlords with fibre optic installation programmes, negotiating wayleave agreements, and securing Local Authority consents, including for a number of Listed Buildings.

Prime Residential – London

PPM/Capex Plan and Condition Report

With previous in-depth experience of this Grade I Listed John Nash property, Murray Birrell was appointed as Building Surveyor to conduct a desktop review, an inspection of the building fabric and the creation of a 20-year maintenance plan. Challenges included property size, complexity and minimal survey intrusion requirements.

Mixed Use Buildings – London

Tenant Fit Out Monitoring

We were appointed as contract administrator for a Logistics Contract and Tenant Management Surveyor across five Fit Out projects, which included three office spaces, a car showroom and a restaurant. This project included coordinating timelines, managing tenant expectations and ensuring designs met Landlord specifications and Fit Out Guide requirements.

Hotel Construction – London

Development Monitoring

We ensured full compliance with a Development Agreement throughout a complex property transaction that spanned over a seven-year construction period. This required us to oversee program progress, confirm that structural requirements were fulfilled, and assess the building’s appearance, all while maintaining neighbour engagement.

Phillimore Estate, Kensington

Building Owner’s Surveyor: Party Walls

An extensive and complex project including a new basement, extensions and remodelling of the structure and existing building. This included the installation of ground-sourced heat pumps (176m deep boreholes) Given the project’s procurement and design approach, the awards have been divided into four sections.

Fulham

Building Owner’s Surveyor: Party Walls

Acting on behalf of the Building Owner in matters relating to the Party Wall etc. Act 1996, for a large improvement and repair contract, including a new basement. This project also includes a sunken area of the garden, an extension to the roof level and a new pod on the back addition as well as with repairs to the party wall.

It’s been an absolute delight working with the team, particularly Sam and Stuart who have been very easy to work with.
